Dear Designers, Builders, and Dwellers,

Residential Tuesday brings you top housing news and analysis every week
in this free email newsletter from the editors of ArchitectureWeek.

As the effect of the U.S. subprime mortgage crisis broadened this week,
an article in the Washington Post sought to trace subprime lending back
to its roots:

Until recently, the long-simmering problems in the subprime
mortgage market appeared to be localized -- contained to a
few unfortunate housing markets and a few unfortunate
companies whose fortunes were linked entirely to lending to
individuals with poor credit. But this week, the subprime
contagion spread rapidly. Countrywide Financial, a huge
lender with little subprime business, reported that an
unexpectedly large chunk of its prime loans were going sour.
Homebuilders reported dismal results. Suddenly aware that
loans don't always get repaid, the Wall Street credit
machine, which has helped keep the stock market aloft,
shifted into neutral. Investors reacted accordingly,
repricing risk and driving stocks down with alacrity.

But the origins of the subprime mess can't be found in Lower
Manhattan, or in Washington, where regulators generally
snoozed as subprime emerged from a tiny niche to become a
mainstream phenomenon. No, this trend, like so many others,
	started in Southern California.

This Week's Quiz -
In response to concerns about climate changes, there has
been a movement in several areas of the country to
require higher levels of environmental responsibility in
the design and construction of buildings. In some cases
this effort is led by architects, such as in Oregon,
where architects have helped initiate legislation (not
yet adopted) requiring state-funded buildings over a
certain size and cost to meet LEED (Leadership in Energy
and Environmental Design) Gold standards. Many of us
think of "green" architecture as being mostly concerned
with energy conservation. LEED addresses energy and four
other major areas of concern. What are the four other
	areas that LEED addresses?

Architecture Answer - for last issue's quiz...
Stainless steel should probably be considered stain-less
rather than stain-proof since it is not unusual to see
some rusting on stainless steel. How could some of this
	rusting be prevented during fabrication?
